PG rent in Whitefield in 2026: What a room really costs each month

You land at Kempegowda with two bags, an ITPL joining date and forty browser tabs of listing cards that all say "starting from". PG rent in Whitefield is listed at roughly ₹7,000 to ₹24,000 per month across listing platforms in 2026. Triple sharing sits at the low end, double sharing in the middle, and single or private rooms at the top, with premium coliving often above that. The headline rent is only the start. Deposits, notice periods, electricity, food and GST decide what you actually pay.

We run a purpose-built coliving property in namma Whitefield, so we see how quotes are built from the inside. This guide shows you how to read any quote, including ours, and how to turn it into two numbers: what you pay each month and what you pay on move-in day.

Key takeaways

These six points cover the whole guide. Use them as a checklist when you compare quotes.

  • Listed PG rent in Whitefield runs from about ₹7,000 (triple sharing) to ₹24,000 (private room) per month. Premium, ensuite and purpose-built coliving rooms often sit above that band.
  • The rent figure is not the monthly cost. Check food, electricity, laundry and maintenance line by line.
  • A "plus GST" quote and an "all-inclusive" quote cannot be compared until you convert both to the total payable per month.
  • Move-in cash is usually the first month's rent, a security deposit and a booking amount. Ask for all three in writing.
  • Notice period and lock-in are different clauses. The lock-in decides whether you lose money by leaving early.
  • Micro-location matters. Rent you save in Varthur or Kadugodi can be spent again on the commute to ITPL or EPIP.

What a PG in Whitefield costs per month in 2026

Most people search this to get one number, so here it is. PG rent in Whitefield typically runs from about ₹7,000 to ₹24,000 per month, based on ranges published across listing platforms. Triple sharing sits at the low end, double sharing in the middle, and single or private rooms at the top. Always check whether food, Wi-Fi, housekeeping and electricity are included before you compare figures.

These are listed asking prices, not negotiated prices. Bands also vary between platforms. Some show double sharing above ₹14,000, and some premium single rooms are listed above ₹24,000. Treat the table as a map of the market, not a price list.

PG rent by room type: triple, double, single and private

Room type sets your rent more than anything else, but each type comes with its own trade-offs. Here is who each one suits and what to check before you pay.

Triple sharing: the lowest monthly rent

Triple sharing gives you the lowest rent per person in Whitefield. It suits first-jobbers and interns on a tight budget who are out at the office most of the day.

  • Suits: first salaries, short internships, people who mostly sleep at home.
  • Watch for: storage space per person, how many residents share each bathroom, and noise when three people keep different shift timings.

Double sharing: the middle band

Double sharing is a very common setup in Whitefield and sits in the middle of the price band. One roommate is far easier to live with than two, which is why many people prefer it to triple sharing.

  • Suits: young professionals who want a lower rent without a crowded room.
  • Watch for: whether the bathroom is attached or shared down the corridor. This one detail changes daily life more than the rent difference suggests.

Single occupancy and private rooms

"Single" is the most misleading word on a listing card. It can mean a bedroom inside a converted 3BHK, where you share the kitchen and living room with strangers, or a purpose-built room with its own attached bathroom. The two are not comparable on rent alone.

  • Suits: people who work from home, light sleepers and couples.
  • Watch for: the type of building, whether the bathroom is attached, and what shared spaces your rent pays for.

If privacy is your main reason for searching, our guide to single sharing coliving near me goes deeper.

AC vs non-AC rooms and what the AC really costs

An AC room can cost more in rent. If electricity is metered, the AC also raises your monthly bill. Do the full sum before you choose:

True AC cost = monthly rent premium + extra electricity units used × per-unit rate.

If electricity is included in the rent, the second part disappears. That can make an AC room with all-inclusive pricing cheaper over a Bangalore summer than it first looks.

Where premium and purpose-built coliving rooms sit

Premium coliving rents often sit above the standard listing bands for structural reasons. You get an attached bathroom, common spaces designed for the purpose, a programmed community and professional operations. You pay for more than the bed.

What PG rent includes and what costs extra

Two quotes of ₹12,000 can differ by thousands once you list what each one covers. This table shows what is commonly bundled into PG rent in Whitefield, what is commonly charged extra, and the question that settles it.

ItemCommonly included?Commonly extra?Question to ask
MealsOften (number of meals varies)Weekend meals, special diets"How many meals, and on which days?"
Wi-FiUsuallySpeed upgrades"What speed, and is there a fair-use cap?"
HousekeepingUsuallyHigher frequency"Daily or weekly? My room or common areas only?"
LaundrySometimesPer load or per kg"Machine access or a laundry service?"
ElectricitySometimesMetered per unit"Included, capped or metered?"
Power backupUsuallyRarely"Full room or lights only?"
MaintenanceVariesFlat monthly fee"Is it in the quoted rent?"
Security and CCTVUsuallyNo"Biometric entry? CCTV coverage?"

Food: what "three meals a day" actually means

"Food included" can mean very different things. Before you count meals as a saving, check:

  • Are meals served every day, or on weekdays only?
  • Can you get a packed lunch on office days?
  • What is served on Sundays?
  • Are there veg and non-veg options?
  • Does skipping meals reduce your rent?

If meals are not included, add your realistic food spend to the quote before comparing. At Yello! Living, every floor has a pantry with appliances, and there is a community kitchen and an on-demand meal service. For house rules on food, guests and late entry, see PG for men in Whitefield: rules, food, guests and late entry.

Wi-Fi, housekeeping and laundry

If you work from home even two days a week, "Wi-Fi included" is not enough. Ask for the speed in Mbps and whether the router is shared per floor or placed in each room. For housekeeping, ask how often your room is cleaned, not just the corridor. For laundry, ask whether you get machine access or a paid service, and at what rate.

Electricity: included, capped or metered

Electricity is the line item most likely to change your monthly total. There are three common models:

ModelHow it worksWhat to ask
IncludedElectricity is part of the rent"Is there any limit at all?"
CappedFree up to a limit, then you pay the excess"What is the cap, and the rate above it?"
MeteredA sub-meter reading is billed at a per-unit rate"What is the per-unit rate, and when is the meter read?"

Metered bills in Bangalore can move during the year. For example, a KERC true-up order adds 56 paise per unit for BESCOM consumers, recovered on consumption from 1 May 2026 to 30 April 2027. If your PG passes metered costs on to you, increases like this can reach your bill. At Yello! Living, electricity, water and Wi-Fi run 24/7, and our double sharing rooms are priced all-inclusive, covering utilities, Wi-Fi, housekeeping and security.

Maintenance, onboarding fees and other hidden charges

A hidden charge is any recurring or one-time fee that is missing from the headline rent. Ask any operator whether they charge:

  • An onboarding or admin fee
  • A cleaning fee when you leave
  • A deposit for a key or access card
  • Charges for a mattress, linen or extra furniture
  • A monthly maintenance fee on top of the rent

How to compare an all-inclusive quote with a plus-GST quote

This is where most people compare the wrong numbers. An all-inclusive quote is the final monthly amount. A plus-GST quote excludes tax, so the real cost is higher. To compare the two, ask each operator for the total payable per month including tax, electricity and maintenance, then check what each total actually covers.

The three-step comparison formula

  1. Work out the total payable. Base rent + tax + electricity estimate + maintenance + any other recurring fee.
  2. List what is included. Meals, laundry, AC and how often housekeeping happens.
  3. Level the difference. If one quote leaves out something the other includes, such as food, add your realistic cost for it to that quote.

Worked example (illustrative figures only)

These numbers illustrate the method only. They are not Yello! Living's prices or any other operator's prices.

Line itemQuote A: all-inclusiveQuote B: plus GSTQuote C: metered electricity
Base rent₹15,000₹14,000₹13,000
TaxIncludedAmount stated in writingIncluded
ElectricityIncludedIncluded~₹800 (100 units at an assumed ₹8/unit)
MealsIncludedIncludedNot included: add ~₹4,000
MaintenanceIncludedIncluded₹500
Real monthly cost₹15,000₹14,000 + tax~₹18,300

The cheapest-looking quote, C, turns out to be the most expensive. Quote B beats Quote A only if its tax amount is under ₹1,000 a month, so you need the exact figure in writing before you decide.

How GST applies to PG and coliving rent in 2026

Do not assume GST does or does not apply. Apply this test instead. From 15 July 2024, accommodation valued at ₹20,000 or less per person per month, supplied for a continuous period of at least 90 days, is exempt from GST. This came in through an amendment to Notification 12/2017-Central Tax (Rate). Before the exemption, a 2023 Karnataka Advance Ruling in the Srisai Luxurious Stay LLP case held that PG and hostel accommodation is not a "residential dwelling".

In practice, a stay may fall outside the exemption if the monthly value per person is above the threshold or the stay is shorter than 90 days. Ask every operator whether the quoted rent is pre-tax or post-tax, and get the answer in writing.

Ask-before-you-pay checklist

Run these eight questions on every quote before you transfer any money:

  1. Is GST included in the quoted rent?
  2. Is electricity included, capped or metered?
  3. What is the deposit, and when is it refunded?
  4. What is the booking amount, and is it adjusted against the first month's rent?
  5. Is there a lock-in period?
  6. What is the notice period?
  7. What can be deducted from the deposit when I leave?
  8. Will I get a written agreement?

Then compare the answers side by side against current room rates.

Deposits, booking amount and your move-in day cash

Your bank balance on move-in day matters as much as your monthly rent. Ella sorted means knowing both numbers before you book a cab from the airport.

Security deposit: how much and when you get it back

The security deposit is usually stated as a multiple of the monthly rent. Ask for these in writing before you pay:

  • The amount, and whether it is one month's rent or more.
  • The refund timeline, meaning how many days after you leave the money reaches your account.
  • Permitted deductions, such as damage, unpaid dues or a shortfall in notice.
  • A move-in condition record. Take dated photos of the room, furniture and fittings on day one. This is your strongest protection when you leave.

For context, the central Model Tenancy Act 2021 caps security deposits on residential premises at two months' rent. It is a model law that states have to adopt, so do not treat it as a rule binding on any PG. It does give you a sense of what a reasonable deposit looks like.

Booking amount vs deposit

A booking amount holds the room before you move in. A deposit protects the operator while you live there. Ask two questions about the booking amount: is it adjusted against your first month's rent, and is it refunded if you cancel before moving in?

Move-in cost: PG vs coliving vs a Whitefield 1BHK

For couples and parents, this table usually decides the question.

Cost itemPG or colivingWhitefield 1BHK (unfurnished or semi-furnished)
First month's rentYesYes
Security depositVaries by operatorA multiple of monthly rent
BrokerageVaries by operatorOften charged when a broker finds the flat
Furniture and appliancesIncludedBuy or rent them yourself
Utility setup (internet, gas, electricity)IncludedSet up separately
CommitmentVaries by operatorUsually a longer rental agreement

The rent comparison is only half the story. With a flat, you pay for a bed, a fridge, a washing machine, a Wi-Fi installation and a gas connection before you have unpacked. You also lose several weekends to setting it up. For a working couple, a private room with an attached bathroom often wins on total move-in cost even when the monthly rent looks similar. Our PG vs flat in Bangalore guide works through this in detail.

Yello! Living's deposit and booking terms are listed with current rates on the Rooms page.

Notice period, lock-in and exit policy

Exit terms are the clauses people skim at signing and remember at leaving. Read them now, while you can still negotiate.

Notice period vs lock-in: the difference that costs money

These two clauses sound similar but work very differently:

ClauseWhat it isWhat happens if you break it
Notice periodHow far in advance you must tell the operator you are leavingYou usually pay rent for the shortfall in notice
Lock-in periodThe minimum time you agree to stayYou may lose part or all of the deposit, or pay a penalty

A short notice period does not mean you can leave freely. If you are still inside a lock-in, you can give perfect notice and still lose money. If your project, role or team might change within months, the lock-in matters more than the notice period.

Rental agreement and digital onboarding: what to check before you sign

Check these points before you sign anything:

  • Is a written agreement issued at all?
  • Does it state the deposit, notice period, lock-in and permitted deductions?
  • If it is signed digitally, do you receive a copy?
  • Do the terms match what you were told on the tour or the call?

Exit checklist

When you leave, follow these steps in order:

  1. Give notice in writing and keep the confirmation.
  2. Book the room inspection with the operator.
  3. Compare the room against your move-in photos.
  4. Settle the final electricity bill if it is metered.
  5. Return keys and access cards and get an acknowledgement.
  6. Confirm the refund amount, the date and the bank account in writing.

PG rent across Whitefield's micro-locations

"Whitefield" covers a wide stretch of the city. A PG in one pocket can save rent and still cost you an hour a day in traffic. Choose the pocket based on your office gate, not the pin code.

Commute math: rent saved vs time spent

Before you pick the cheaper locality, run this sum:

Real saving = monthly rent saved − (daily commute cost × working days) − the value of the hours you lose.

Say you save ₹2,000 a month on rent but spend an extra ₹100 a day getting to work over 22 office days. You are ₹200 worse off before counting the time. The metro has changed this sum for many people. The Purple Line was completed end to end in October 2023, so a room near a station can beat a cheaper one on a congested road. Yello! Living is in Whitefield, within reach of ITPL and employers including IBM, MuSigma, HCL, TCS, SAP, Accenture, Wipro, EMC and Ericsson. Our PG in Whitefield: commute over rent guide covers the trade-off in more depth.

PG vs hostel vs coliving vs flat in Whitefield

The cheapest option depends on what each one includes. A hostel or triple-sharing PG often has the lowest headline rent. Once you add food, electricity, setup costs and deposits, the gap with coliving or a flat can shrink or reverse.

One myth to drop: coliving is not only for students. Residents include working professionals, couples and people returning to Bangalore for a new role who want a professional setting without a broker-led flat hunt. Purpose-built vs converted: why the building changes what rent buys

The building shapes your daily life as much as the room does. This is a difference in kind, not a ranking:

  • Purpose-built coliving: common areas designed for residents, such as sports courts, an amphitheatre and landscaped gardens, with services run the same way across the property.
  • Converted flat or house: a shared living room and kitchen, limited common space, and services that depend on how the owner runs the place.

How to compare any coliving operator in Whitefield, starting with Yello! Living

This is our guide, so we start with ourselves. Then we give you the same checklist to run on any operator, including us.

Safety, women residents and couples

Safety is usually the first question a parent asks, and it should come before the price. Here is what to check, wherever you are looking.

A safety checklist for women residents and parents

Check each of these points on any shortlisted property:

  1. Access control at the entrance, by biometric, card or staffed gate.
  2. CCTV covering entrances and common areas.
  3. Security staff on site 24/7.
  4. Background verification for staff.
  5. A written visitor policy.
  6. Clearly displayed emergency contacts.
  7. Good lighting on the route to the bus stop or metro.
  8. A visible process for reporting incidents.

Parents who are not in Bangalore can start with a video walkthrough. Book an in-person site visit before paying the deposit. Yello! Living has security services and CCTV on site, and you are welcome to inspect the property before you sign. For more on what to check, read our guide to PG for girls in Whitefield.

Couples and mixed-gender policies

Yello! Living's private rooms are couple-friendly, for both married and unmarried couples. With any other operator, ask for the couples policy in writing.

Namma Yello! Living: what rent buys beyond the room

Picture your second week. The office is still just an office, and the novelty of the city is wearing off. Then someone on your floor drags you to gaming night, and someone else at the table is planning a sunrise drive. By the weekend you are in a WhatsApp group, and Whitefield starts to feel like ghar. A sports screening becomes a match-day ritual, and a community meal turns floormates into friends. These are the moments the calendar is built to create.

We will be straight with you: Yello! Living is not the cheapest PG in Whitefield. What the rent covers is a ready room with an attached bathroom, a programmed community, and a 2-acre property built for this way of living.

Book a Tour to see the room, the amphitheatre, the terrace and the community kitchen where you will probably eat your first Bangalore dinner. Frequently asked questions about PG rent in Whitefield

What is the cost of a PG in Whitefield?

PG rent in Whitefield is listed at about ₹7,000 to ₹24,000 per month across platforms in 2026. Triple sharing is cheapest, double sharing sits in the middle, and single or private rooms are at the top. Premium and purpose-built coliving rooms often sit above this band.

How much does it cost to live in Whitefield, Bangalore?

Rent is usually the largest monthly cost. Add food if meals are not included, metered electricity if it applies, laundry, your commute and personal spending. A cheaper room farther from your office can end up costing more once you add daily transport and time.

Which is cheaper, a PG or a hostel?

A hostel often has the lower headline rent, but the true cost depends on what each one includes. Compare meals, electricity, housekeeping and deposits line by line. Once you convert both to a total monthly payable, the gap is often smaller than the headline rents suggest.

Is GST charged on PG rent in Bangalore?

It depends on the stay. Since 15 July 2024, accommodation valued at ₹20,000 or less per person per month, for a continuous stay of at least 90 days, is exempt. Stays that miss either condition may be taxable. Always ask for the post-tax monthly total in writing.

How much deposit do PGs in Whitefield ask for, and what is the usual notice period?

Deposits are usually stated as a multiple of monthly rent, and both deposit and notice terms vary by operator. Get them in writing before paying. Remember that notice and lock-in are separate clauses. The lock-in decides whether leaving early costs you part of your deposit.

Is electricity included in PG rent in Whitefield?

It depends on the operator. Electricity may be included in the rent, capped with excess charges, or metered per unit. If it is metered, ask for the per-unit rate and the date the meter is read. Metered bills can rise with tariff adjustments during the year.

Can couples stay together in a coliving space in Whitefield?

At Yello! Living, yes. Our private rooms are couple-friendly for both married and unmarried couples. Policies differ between operators, so ask any other property for its couples policy in writing before you book.

How do I check current room rates and availability at Yello! Living?

Current room rates, deposit and terms are listed on the Yello! Living Rooms page. To see the rooms in person and get a written quote, book a tour through our website form, or message us on WhatsApp.

Summary: I inserted 9 new external links and left all 27 existing links unchanged. No URL appears twice.

  • Anchor 1 was skipped (makemystay.ai). MakeMyStay is a PG listing platform, so linking to it would send readers to competing listings. Its page also tops out at ₹22,000, not the ₹24,000 in the sentence, so it does not fully support the claim.
  • Anchor 2 ("per-unit rate") sits inside a sentence that is already bold. I added the link without extra bold markers, because nested bold would break the markdown.
  • Anchor 3 (Deccan Herald) is inserted, but the research step did not open the article. Please confirm the article is relevant before publishing. If it isn't, the SpeedGEO page is a fallback.
  • A possible typo you may want to fix (I did not change it): "Ella sorted" in the deposits section. Also, the image ![Yello! Living](https://www.yelloliving.in/) points to a homepage URL, not an image file, so it will likely show as broken.
